RESIDENTS can live on the edge of 16ha of subtropical gardens in the centre of downtown Brisbane.

Construction of Parklands is to begin in January and contracts have already been issued on more than 70 per cent of available stock.

Eventually there will be a residential precinct that will comprise five buildings, 390 units and six townhouses.

The residential complex will overlook the Queensland Government-built $72 million Roma Street Parkland that has been touted as ``the lungs of the city" and includes a waterfall, concept garden and lake. The area has proved popular with joggers and people looking for a picnic spot.

The units will have large balconies, floor-to-ceiling glass windows and a ceiling height of 2.6m and air conditioning to keep them cool. Common areas will include a 25m heated pool, gym, steam room, spa, change rooms, barbecue areas and a recreation lounge.

Prices range from $380,000 for a unit to $980,000 for a penthouse.

The development of Roma Street Parkland is part of the regeneration of the city-west precinct, according to Pradella Developments, which is overseeing the residential area.
